What is the price?
Prices start at 9M THB for the smaller villa.

What is Bay Residence?
Bay residence is a fully managed and serviced development, offered with full infrastructure, villa management and hospitality services.

Who is the developer?
Bay Residence was conceived in 2008 and has built a number of villas in the location. The project team has evolved over the years and has a proven construction track record. They are now bringing a new concept design to Koh Phangan. Our mission statement is to be the premier villa development partnership on Koh Phangan and to ensure that the island continues to develop in a way that compliments its natural unspoiled beauty.

What is the rental yield?
The Managers already run a successful rentals business on Koh Phangan. For a full letting and management service, including marketing, letting, meet-and-greet, transfers, inventory and check in and out services we charge 25% of the gross rental income.
The Managers use an established network of agents and online portals, in addition to our own websites, direct marketing and on-island presence.
The rentals team supports and covers a number of languages including English, French, German, Spanish, Thai, and Russian.
You can determine your ideal personal usage patterns and rental requirements and the Rental Manager works in strict accordance with your instructions.

Are there any other services provided?
Wi-Fi internet is provided free of charge. Mobile chefs/catering, baby-sitting and child minding are all available upon request to owners and holiday guests alike. We can also arrange car and/or bike hire. Please ask for further details.

Management and Upkeep
The BR management company has been running for a number of years, and is responsible for -
  • Maintaining all common areas
  • Maintaining the infrastructure and services -concrete road, serviced water supply, private electricity supply, Wi-Fi
  • Providing security and maintaining front entranceWaste disposal
  • Waste disposal

Charges are as follows-  
A) Common Area Maintenance and Management Fee (M&M fee):
This is 33 THB per sq.m. per year.

B) Common Area M&M Sinking Fund:
This is an upfront payment of THB 50,000, retained as a sinking fund for in the event of unforeseen or significant repairs, renewals or additions which must be executed immediately (for example storm damage to common roads, water pump repairs, purchase of additional Wi-Fi boosters, provision of new security).

C) Villa Maintenance Fee (optional):
E.g. 4 Bedroom Pool Villa (inc pool maintenance) 8,500 THB per month (not including pool chemicals)
  • Villa cleaning to a level of immediate take up – when not occupied
  • Cleaning service every 3 to 4 days when villa is occupied
  • Garden maintenance and general up keep
  • Pool cleaning and maintenance service

Is there a warranty period offered on the construction?
Yes, a five year warranty is offered on the structure, and a one year warranty is offered on the finish.

Is the Developer environmentally aware?
Wherever possible, materials are sourced locally to reduce carbon footprint. Staff are also recruited locally where possible.
There is a strong focus on water sustainability- the development insists on efficient rainwater collection and recycling in every villa, and the stream that runs from the mountains down through the land is collected and stored during rain season where there is an excess.
Generous replanting follows the construction of each villa in order to retain original foliage levels and minimize aesthetic impact of the development.

How do I get there?
Coming from Bangkok, Koh Samui International Airport is serviced with an average of 25 flights daily using either Bangkok Air or Thai Airways.
There are also direct flights from Singapore, Malaysia, Hong Kong and new flights planned from Japan and Korea.
Regular ferry trips run daily from Samui to Thong Sala in Koh Phangan and take approximately 30 minutes. Haad Salad is then a 15 minute drive by car or taxi.
An airport in Koh Phangan is under construction, intended to run a direct domestic service to Bangkok, to open end 2016.
